Certified Affordable Housing Manager (CHAM) Training & Job Placement
 
H4C has developed a 140-hour training program for affordable housing property management. Upon completion, attendees will be certified to manage properties with a variety of federal financing compliance requirements. Job placement assistance will be provided. Our goal is to fill a gap in the affordable housing property management industry with low-income individuals and assist these individuals in creating a new career path to elevate themselves out of poverty. Separate courses have also been developed to train individuals on how to apply for federal funding for development. There are many job opportunities within both of these areas.

Community Needs:

The affordable housing property management industry urgently requires more trained professionals. It offers a broad range of job opportunities, making it an ideal choice for low-income individuals and retirees seeking a new career. Many of these roles include perks like free or reduced-cost on-site housing, and there is ample room for career advancement. This training program ensures that those who become Certified Affordable Housing Managers are well-prepared, and the industry's strict compliance requirements are met, thanks to the various federal funding sources involved. This not only fills workforce gaps but also provides our attendees with a pathway to ongoing personal and professional growth.


 
Innovative Program:
Since we were unable to locate an organization already fulfilling this training need, we produced a comprehensive curriculum.  Our attendees will receive reference books and resources that they can use throughout their journey in affordable housing property management.  The skills learned can also be translated into other career opportunities such as market rate management, affordable housing development, and the highly technical compliance field related to affordable housing. As we receive grant funding, we will be able to provide scholarships for low-income households and also provide low-income college students with internship opportunities. We eventually would like to make this a nationwide program.
 
Measuring Outcomes:
We will request attendee feedback after every course and at the end of the program. We will follow up with attendees once they have received employment as well to ensure their training was on target and useful as they start their new jobs. We will also survey employers on outcomes of those that have received job placement. We have already received preliminary feedback from potential employers to ensure our curriculum is on target and based on that made a few adjustments. Our training curriculum will be updated as needed to ensure the needs of the job market are being met.
